What Hoffman Estates kitchens are working with

Countertop advice starts with the housing stock, so here is yours.

Founded by Sam and Jack Hoffman's F&S ('Father and Son') Construction, which bought farmland in 1954 and moved the first homeowners into Parcel A (east of Roselle Rd between Golf and Higgins) in 1955; the village incorporated in 1959. About 30.8% of housing dates to 1940-1969, a large share to 1970-1999, and 11.1% to 2000 or later out west toward Prairie Stone. Median value was roughly $364K-$393K across 2024-2025 sources.

The original 1950s-60s Hoffman parcels are compact ranches with small closed kitchens ripe for open-up remodels, while the 1980s-90s subdivisions near Prairie Stone have larger eat-in kitchens and islands where builder-grade laminate and early granite are aging out. Two clearly different remodel conversations exist within one town — era matters more than address here.

The projects we see most in Hoffman Estates

  • Straight swap: measuring the existing footprint and replacing an aging laminate or early-granite top with quartz — the bread-and-butter job for Hoffman Estates's housing stock.
  • Open-up remodels: the countertop goes in after a wall or half-wall comes out. We template last, after the dust, so the new top fits the new room.
  • Island and peninsula additions where the floor plan allows — we will tell you honestly if yours does not.
  • Sink and faucet upgrades done in the same visit as the top, so there is one cutout, one seal, and one crew to call.

Permits in Hoffman Estates

The rule of thumb, and who actually decides.

The village's Residential Remodel handout requires plan submittal for kitchen remodels — existing and proposed floor plans showing plumbing fixtures, outlets, appliances, and panel locations — with a permit fee scaled to construction cost for residential alterations. A pure countertop swap is not addressed in the handout; verify with the Code Enforcement Division at (847) 781-2631.

Either way, it is not your problem to untangle: when a job needs a permit, we say so in the quote, and the Village of Hoffman Estates Development Services — Code Enforcement Division has the final word — not a contractor's website, including this one.

From our shop to Hoffman Estates

About 10-12 miles west of the shop via I-90 or Higgins Rd; roughly 15-25 minutes.

  • The village is literally named for its builders — Sam and Jack Hoffman of F&S Construction, whose first homes went up in 1955
  • Sears relocated its headquarters from Sears Tower to the 750-acre Prairie Stone business park in 1992-93
  • Now Arena (originally Sears Centre) and the I-90 corridor anchor the village's western commercial growth

Close enough that template, delivery, and install are all the same crew — and close enough to come back fast if anything ever needs attention.

Questions homeowners ask us

Can I use my kitchen while the cabinets are being painted?

Partially. Active work typically runs 3-7 business days, during which the cabinet zone is tented in plastic with masking over counters and appliances; the refrigerator is usually reachable but the range often is not, and doors and drawer fronts are away on spray racks or at the shop. Plan simple meals, clear your countertops before day one, and expect modest odor with modern waterborne systems.

Can cabinets be painted during a Midwest winter or a humid August?

Yes - interior work happens year-round in Illinois, Wisconsin, and Indiana - but the calendar changes the timeline. Waterborne enamels want roughly 77 degrees and 50 percent humidity; in a chilly kitchen or a muggy July week, recoat times stretch from 16 hours to 24-36 hours, which can add days to the schedule. Good crews run dehumidifiers and fans and keep the house at normal room temperature, and shops that spray doors off-site sidestep the problem for the doors entirely. The real red flag is a painter promising the same three-day schedule in every season - drying chemistry does not negotiate.

Can my existing thermofoil doors be painted instead of replaced?

Usually not with results worth paying for. Thermofoil is a vinyl film bonded over MDF, and paint adheres poorly to that plastic skin; add the common problem of foil already lifting near ovens and toasters, and a painted thermofoil door tends to chip and peel early. Most pros will steer you to replacement fronts instead; at roughly $30-$80 per door for new MDF or thermofoil doors (as of mid-2026), replacing often costs about the same as quality repainting and lasts far longer. The cabinet boxes can typically stay and be painted or left as-is.

Can my old cabinets and countertop stay out of the landfill?

Cabinets in decent condition, yes: Habitat ReStores accept them (keep doors and drawers together and make sure pulls work), most offer pickup for large items, and the donation may be tax-deductible. Working appliances, unchipped sinks, and light fixtures also qualify. Countertops are harder — stone tops rarely survive removal in reusable sizes, though intact laminate or butcher-block sometimes finds takers. Ask your contractor to price careful removal instead of demolition and call your local ReStore before demo day, because pickups need scheduling.
